AN ACT to amend Tennessee Code Annotated, Title 4 and Title 68, relative to building inspections.
ON APRIL 6, 2026, THE HOUSE ADOPTED AMENDMENT #1 AND PASSED HOUSE BILL 1760, AS AMENDED. AMENDMENT #1 rewrites the bill to, instead, expand present law's requirements for when a person engages a third-party inspector to complete locally required building inspections, as authorized in present law's statewide building construction safety stand ards. In addition to present law, this amendment requires the person or the person's designee to utilize a third-party inspector to conduct any subsequent inspections in the inspection category for which a third-party inspector was initially utilized. If a pe rson engages a third-party inspector to complete locally required building inspections as authorized, then the person, or the person's designee, must utilize a third-party inspector to conduct any subsequent inspection related to the locally required buil di ng inspection for which the person initially engaged the third-party inspector. However, this amendment does not require a person who engages a third-party inspector to complete a locally required building inspection to engage a third-party inspector for another locally required building inspection other than an inspection related t o the locally required building inspection for which the person initially engaged the third-party inspector. This amendment applies to actions taken, and conduct occurring, on or after July 1, 2026.
